Charlotte Metro Property Tax Rates: A County-by-County Guide
One of the first questions relocating buyers ask is: "What will I actually pay in property taxes?" The honest answer is — it depends heavily on which county, and which city or town, your new home sits in. Rates across the Charlotte metro vary enough that the same home can carry a meaningfully different tax bill just by crossing a county line.
How North Carolina Property Taxes Work
NC counties assess property at 100% of market value, then apply a rate expressed in cents per $100 of assessed value. If you own a home inside city or town limits, you'll typically pay the county rate plus a municipal rate on top.
The formula
(Assessed Value ÷ 100) × Tax Rate = Annual Tax
For example, a $500,000 home in unincorporated Mecklenburg County (county rate only) would owe:
$500,000 ÷ 100 × $0.4927 = $2,463.50/year

Municipal Taxes Are Added On Top
These county rates are just the starting point. If a property is inside city or town limits, the municipal rate is added to the county rate to get the total bill. If you own in an unincorporated area, you generally pay the county rate only — no municipal add-on.

Union County Towns
Cabarrus County towns (Concord, Kannapolis, Harrisburg) each add their own municipal rate on top of the $0.576 county base — worth checking the specific town rate for any address you're evaluating.
What About South Carolina?
If your search includes Fort Mill, Tega Cay, or Rock Hill in York County, SC, the math works differently. South Carolina assesses owner-occupied primary residences at just 4% of market value (versus NC's 100%), then applies a much higher millage rate to that smaller base. The net effect: SC effective rates often land lower than NC rates for primary homeowners, even though the "rate" itself looks larger on paper. This is one of the most common points of confusion for buyers comparing Charlotte to the South Carolina side of the metro — Melissa is happy to walk through the real numbers for any specific property.
