What a weekend. Thank you to everyone who came through 912 Manorwood Drive on Saturday and Sunday. Whether you drove over from around the corner or made the trip from across the Charlotte area, I genuinely appreciate you taking the time. This home deserves to be seen in person, and it was wonderful to watch people experience it.

Here is a quick look at how the weekend went and what we heard from visitors.

Saturday: A Steady Stream from Start to Finish

Saturday was non-stop. From the moment we opened the doors at 1 PM, there was a consistent flow of visitors all the way through 3 PM. The energy in the home was exactly what you hope for at a launch weekend open house.

People moved through the rooms at their own pace, spent time in the backyard, and asked thoughtful questions. It was clear that many of them had done their research before arriving. That kind of preparation from buyers is always a good sign.

Sunday: Smaller Group, Serious Interest

Sunday was quieter, as is typical for the second day of an open house weekend. But the people who came were genuinely engaged. They took their time, asked detailed questions, and were clearly thinking carefully about the home and the neighborhood.

There is something valuable about a Sunday open house crowd. The casual curiosity tends to fall away, and the people who show up are the ones who are truly considering a move.

What Visitors Loved Most

Across both days, three things came up again and again in conversations.

The Open Floor Plan

The main living areas at 912 Manorwood flow naturally from one space to the next. The kitchen, the family room, and the connection to the outdoor living area all work together in a way that is easy to feel the moment you walk in. Visitors noticed it immediately, and it came up in nearly every conversation I had over the weekend.

The home also offers real flexibility beyond the main living spaces. In addition to four bedrooms, there is a study, a den, and a bonus room. Three separate flex spaces in one home is genuinely uncommon, and buyers responded to that. Whether someone needs a dedicated home office, a room for guests, or a space that can serve multiple purposes over time, this home has options.

The Pool and Backyard

The backyard at 912 Manorwood is one of its strongest features, and visitors agreed. A heated saltwater pool and spa, a fully fenced yard, and nearly a full acre of usable outdoor space on a cul-de-sac lot. People spent real time back there, and more than a few walked out and just stopped for a moment to take it in.

In the Charlotte area, a pool on a lot this size at this price point is not something you find every day. That combination drew a lot of attention.

The Waxhaw and Brookmeade Location

Waxhaw continues to attract buyers who want space, established neighborhoods, and a strong sense of community without sacrificing access to the broader Charlotte metro. Brookmeade specifically offers mature trees, generous lots, and a neighborhood feel that newer developments often cannot replicate.

Visitors who were already familiar with the area understood the value immediately. Those who were newer to Waxhaw left with a much clearer picture of why people choose it.

A Note on Relocation Buyers

One of the things that stood out to me over the weekend was how many visitors had relocated to the Charlotte area from another state. Roughly half of the people who came through had made a move from out of state at some point, and several were in the process of planning one now.

That is not surprising. Waxhaw and Union County have been drawing people from across the country for years, and the reasons are consistent. Space matters. A nearly one-acre lot matters. A pool matters. Flexible rooms for a home office or for guests matter. These are the things that come up over and over in conversations with buyers who are moving from markets where that kind of space is either unavailable or priced out of reach.
